<p style="text-align: justify;">So many exciting developments have been bubbling up behind the scenes at theSweeten! Among them is a new photo series we’ve been working on with the help of our friend, photographer <a href="http://jeffreykilmerphotography.tumblr.com/" target="_blank">Jeffrey Kilmer</a>. Rather than the usual &#8216;before &amp; after,&#8217; we’re taking our site visits up a notch, and including professional shots of the during stages as well. Soon, you&#8217;ll start to see the results of this new series of renovation photos: before, during &amp; after. Until then, here&#8217;s a preview of some of those beautiful, uncensored &#8216;durning&#8217; shots.</p>

The project is due to wrap up shortly, and we can&#8217;t wait to see the space built out and refinished!</p></div>

The project is scheduled to finish up later this summer.  We&#8217;ll be sharing more of the construction progress next month.</p></div>

<p style="text-align: justify;">Wouldn&#8217;t it be nice if you could give your home a whole new character, imbue it with the essence of a place you love, near or far? That&#8217;s just what Kyle &amp; Sophia had in mind for their home in Lincoln Square. After living for a while in California, the busy young professionals were inspired to bring some of that West Coast sensibility to their current home in NYC &#8212; a 685 sqft, 1-bedroom apartment overlooking the Lincoln Center. The homeowners were lucky to meet fellow California ex-pat, Sarah Zames of tS firm <a href="http://genassembly.thesweeten.com/" target="_blank">General Assembly</a>, who worked with them to re-imagine the <a href="http://ecostruct.thesweeten.com/projects/Other-Interior-Room/Apartment-Renovation-New-York-NY-awarded-to-contractor/678" target="_blank">cramped and outdated space</a>. After nailing down new designs for the kitchen, master bath &amp; powder room, Sarah suggested using theSweeten to find the right contractor for the job. After meeting their matches, the designer &amp; homeowners chose to work with tS member Jon Eklund, owner of <a href="http://ecostruct.thesweeten.com/" target="_blank">Ecostruct</a>. The renovated home is light, airy, &amp; nature-inspired; it&#8217;s a perfect place to relax and enjoy the view!</p>

Here, during construction, the kitchen has been gutted and Jon&#8217;s team has framed out a soffit to enclose the new electrical components.</p></div>

Sarah custom-designed all the millwork, including the cabinets, shelving, &amp; closet doors in the dining space; then these pieces were fabricated by <a href="http://www.dhwwd.com/" target="_blank">DHWWD</a>.</p></div>

Countertops are <a href="http://www.caesarstoneus.com/products/" target="_blank">Caesarstone in Eggshell</a>, with an under-mounted <a href="http://products.whitehauscollection.com/whitehauscollection/products/whflrpl2418-front-apron-reversible/" target="_blank">farmhouse sink by Whitehaus</a>.</p></div>

The suspended tiers of lamps make the chandelier visually similar to the shelving system, creating a dynamic relationship between the two that draws our eye.</p></div>

<p style="text-align: justify;">In March, West Village homeowner Franz posted to theSweeten in need of a contractor to <a href="http://gennadiy.thesweeten.com/projects/New-Addition/-Modern-wall-to-wall-bookshelves-West-Village-Christopher-Street-New-York-NY-awarded-to-contractor/819" target="_blank">create a built-in shelving unit</a> for his studio apartment. We connected Franz with tS member Gennadiy Kaliberda, owner of <a href="http://gennadiy.thesweeten.com/" target="_blank">South Fork Projects</a>, who was able to do the job quickly &amp; cost-effectively &#8212; and just in time for the homeowner to leave for an extended stay abroad. While away, Franz is subletting the home to his friend Matt, who invited us to see how the project turned out. We love the new built-ins, which have made it easy for both the permanent &amp; temporary tenants to keep their belongings in the same, small space.</p>

<p style="text-align: justify;">When Park Slopers Marie Clare &amp; Peter purchased their first home together early this year, the couple, along with their daughter Tessa, knew the space would need some improvements in order to make it the perfect retreat for their active lifestyle. Marie Clare, a copywriter for Bobbi Brown, and Peter, who works for Mayor Bloomberg, planned to modernize the 2 bedroom home, focusing on the <a href="http://nycpros.thesweeten.com/projects/Other-Interior-Room/Fretwork-Removal-Park-Slope-Brooklyn-NY-awarded-to-contractor/757" target="_blank">living space</a> &amp; <a href="http://nycpros.thesweeten.com/projects/Bathroom/Bathroom-Renovation-Park-Slope-Brooklyn-NY-awarded-to-contractor/756" target="_blank">bathroom</a>. With a great sense of style and a clear, modern vision, they posted their project ideas to theSweeten, and, after meeting their matches, chose to work with tS member <a href="http://nycpros.thesweeten.com/" target="_blank">NYC Pros</a>. Firm owner Peter Ramirez impressed the new homeowners by completing the project in only 3 weeks to meet their March 30th move-in &#8212; and the results are as charming as little Tessa!</p>

Marie Clare &amp; Peter are long-time subscribers to shelter blogs &amp; magazines &#8212; and their enthusiasm shows through their curated material selections and collection of furniture, lighting &amp; decorative accessories. At the far left we can see a new radiator cover that was built by NYC Pros to match the home&#8217;s traditional aesthetic.</p></div>

The floor was done with <a href="http://www.nemotile.com/category/porcelain/embarcadero/225" target="_blank">Embarcadero</a> tiles in Market, and <a href="http://www.nemotile.com/category/ceramics/metro_wall/216" target="_blank">Metro</a> subway tiles in Ultra White are used in the shower; both are by Nemo Tile.</p></div>

<p style="text-align: justify;">One of the things we love most about doing commercial projects is that we get to know new local businesses &#8212; like <a href="http://blog.thesweeten.com/2012/12/19/site-visit-before-after-at-sotto-13/" target="_blank">Sotto 13</a> and <a href="http://blog.thesweeten.com/2012/03/14/site-visit-w-forever-construction-design-inc/" target="_blank">Fanbridge</a> &#8212; through their workplace renovations. This week we got to connect with another new company and check out the results of their recent <a href="http://nickknacksnyc.thesweeten.com/projects/Office/Small-Front-Office-Renovation-New-York-NY-awarded-to-contractor/816" target="_blank">office renovation project</a>. Glenn Masterson (pictured above) lead the team at <a href="http://zeebox.com/" target="_blank">Zeebox</a>, a London-based company with a free app for TV-lovers, to theSweeten to find the right contractor for a project at their new SoHo office. Zeebox was happy to be connected with tS member firm <a href="http://nickknacksnyc.thesweeten.com/" target="_blank">Nick Knacks Creative Interiors</a> who helped them build the more productive space they had in mind.<span id="more-8106"></span></p>

The space was functional, but &#8212; with a greater need for desk space than storage &#8212; not the most efficient solution for the Zeebox team.</p></div>

They would also need to update the lighting and add electrical outlets for a fully-functional workspace.</p></div>

Nick and his team worked closely with Glenn to achieve exactly what the company was looking for. We especially like how the space of the former closet has been turned into a soffited alcove with recessed lighting.</p></div>

The desktop also features grommeted openings for the electrical cords and is painted in Benjamin Moore hue <a href="http://www.benjaminmoore.com/en-us/paint-color/whitesatin" target="_blank">white satin</a> with a cabinet coat finish.</p></div>

<p style="text-align: justify;">Ever since our <a href="http://blog.thesweeten.com/2012/12/13/site-visit-brooklyn-brownstone-gut-renovation/" target="_blank">construction visits</a> at the end of last year, we&#8217;ve been anticipating our return to Ditmas Park to see this completed first floor gut renovation, built by tS member <a href="http://amc.thesweeten.com/" target="_blank">Alan Michael Carpentry</a> (above photo: Alan Bowes, AMC owner). The 1000 sqft, Brownstone home had not been updated in 40 years before AMC was brought in to transform the heavily compartmentalized living spaces of the first floor into an open, functional, and modern family home. The team at AMC had their work cut out for them, beginning with asbestos abatement and structural reinforcing which was necessary to create the new, open plan. They also relocated plumbing, updated electrical, and integrated a new HVAC system before moving onto the modern finishes we see now.</p>

Once the non-load-bearing walls had been removed, we could already start to picture an open, modern home!</p></div>

In huge contrast to the cramped feeling of before, the first floor is now almost completely open. We love how the kitchen ceiling really seems to float overhead without any apparent vertical structure. Variations in ceiling height &#8212; where soffits have been used to conceal mechanical systems &#8212; also help to accentuate this lightness.</p></div>

White walls here and throughout the space are painted in Benjamin Moore&#8217;s <a href=" http://www.benjaminmoore.com/en-us/paint-color/pm20" target="_blank">china white</a>.</p></div>

Niches built into the wall for display are another subtle but unique detail, adding even more originality to the space.</p></div>

Bright red paint was custom matched to this awesome <a href="http://www.flavorpaper.com/wallpaper/detail_in_cat/55/152/Brooklyn-Toile" target="_blank">Brooklyn-themed toile wallpaper</a>, designed by Beastie Boy Mike D &amp; Revolver NY, and printed &amp; sold by our friends at <a href="http://www.flavorpaper.com/wallpaper/detail_in_cat/55/152/Brooklyn-Toile" target="_blank">Flavorpaper</a> in Brooklyn.</p></div>

Perhaps it was her background in therapy that has made Jill Danyelle, tS member and owner of <a href="http://jilldanyelle.thesweeten.com/" target="_blank">Jill Danyelle Art + Design</a>, a master of this art of tapping into her clients&#8217; lifestyle &amp; tastes. The owner of this 850 sqft Upper West Side 1-bedroom apartment, Steven, can attest to the designer&#8217;s dedication &amp; resourcefulness in creating his <a href="http://thesweeten.com/portfolios/Other-Interior-Room/UPTOWN-Upper-West-Side-New-York-NY/588" target="_blank">beautiful new home</a> &#8211; he couldn&#8217;t be happier!</p>
<div id="attachment_7947" class="wp-caption aligncenter" style="width: 570px"><img class="size-full wp-image-7947" alt="caption" src="http://blog.thesweeten.com/wp-content/uploads/2013/04/01_theSweeten_JillDanyelle-uptown.jpeg" width="560" height="420" /><p class="wp-caption-text">Over the course of 4 months, Jill worked with Steven to collect unique items that matched his taste, often coming up with pieces that the homeowner &#8216;never would have thought of himself, but loved!&#8217; The living room&#8217;s furniture and accessories are a mix of vintage &amp; new &#8212; among our favorites are the sofa from <a href="http://www.roomandboard.com/rnb/product/detail.do?productGroup=19434&amp;catalog=filter&amp;menuCatalog=room&amp;menuCategory=201&amp;menuSubcategory=198" target="_blank">Room &amp; Board</a>, a vintage brass trunk  by <a href="http://www.sarreid.com/233/catalog/" target="_blank">Sarried</a>, and a beautiful vintage rug by <a href="http://www.karastan.com/" target="_blank">Karastan</a>. Vintage items throughout the home were sourced from ebay, craigslist, antique stores &amp; flea markets.</p></div>

Framed art around the TV include a painting by Steven&#8217;s sister and an abstract photo taken by the designer.</p></div>

Instead, Jill found this tree trunk base table which was the perfect height for the vintage bentwood chairs that the client &amp; designer had already fallen in love with.</p></div>

Jill used mirrors throughout the living, dining &amp; foyer areas in order to circulate more natural light throughout the space.</p></div>

The shelving brackets here were already in the apartment, but had been hung too high to be functional, so Jill had her contractor lower them and create custom wooden shelves.</p></div>

Jill was able to tone down the brightness, starting with more light-absorptive walls in <a href="http://www.benjaminmoore.com/en-us/paint-color/diorgray" target="_blank">dior gray</a> by Benjamin Moore and a set of green linen curtains from CB2. One of the designer&#8217;s favorite pieces is the antique bed which was in very used condition when she took it home from a craigslist seller in NJ. Jill had the piece completely stripped and refinished before delivering it to Steven&#8217;s home.</p></div>

Jill refinished the piece herself by adding a few coats of bright, <a href="http://www.benjaminmoore.com/en-us/paint-color/californiablue" target="_blank">california blue</a> by Benjamin Moore. The better-than-new dresser looks perfect with the beautiful floral kilim which was purchased on ebay.</p></div>

<p style="text-align: justify;">Spring is in the air &#8212; a time for the fresh and the new! So, with Spring in mind, we have a fresh renovation from one of theSweeten&#8217;s newest members. <a href="http://essential.thesweeten.com/" target="_blank">Essential Design + Build</a> is a full-concept, design-to-execution firm based in Manhattan. Last year, Essential finished up a full restoration &amp; renovation of this 3,960 sqft single-family home in Forest Hills Gardens, Queens. The home was originally built in the 1920&#8242;s and hadn&#8217;t been updated since 1970 before its new owners brought in the team at Essential. The firm&#8217;s president, Rich Hiler, and architectural designer, Alison Lang, gave us the full details of their <a href="http://thesweeten.com/portfolios/Gut-Renovation/Forest-Hills-Gardens-Summer-Street-Home-Forest-Hills-Garden-NY/575" target="_blank">Summer St. home renovation</a>; here are some of our favorite highlights of the finished project.</p>

Here in the family room, monochromatic walls in Benjamin Moore hue <a href="http://store.benjaminmoore.com/storefront/interior-paints/aura-interior-paint/prodPRM24.html?sbcColor=2130_40" target="_blank">black pepper</a> are a neutral base for an eclectic mix of furnishings &amp; fixtures. Among our favorites are a pair of <a href="http://www.lumens.com/miconos-wall-sconce-by-artemide/uu126161/product" target="_blank">Artemide&#8217;s miconos sconces</a> at the window seat, and a round marble-top table by <a href="http://www.draenert.de/en/products/dining-tables/" target="_blank">Draenert</a>.</p></div>

Looking at this opening to the kitchen, subtle differences in the detailing indicate where the traditional and modern elements meet.</p></div>

Without becoming a literal translation of the image, the inspiration lead to a slightly 1970&#8242;s vibe in the very modern space. The monochromatic scheme in the adjacent family room also continues into the custom kitchen. Other highlights are the <a href="http://www.davidhicks.co.uk/wallpaper.htm" target="_blank">David Hicks</a> wallpapered ceiling (a nod to the homeowner&#8217;s living room rug by the same designer) and the <a href="http://hivemodern.com/pages/product4060/and-tradition-verner-panton-vp6-topan" target="_blank">topan vp6 pendant lamps by &amp;tradition</a>.</p></div>

The dressing room is outfitted in full with beautifully designed &amp; executed, custom built-ins.</p></div>

Walls are tiled in Saarinen-inspired <a href="http://www.waterworks.com/collections/waterworks/echo/288" target="_blank">Echo tile from Waterworks</a> in &#8216;clear day&#8217; with black accents. The project architect, Daniel Flebut, custom designed the vanity with <a href="http://www.silestoneusa.com/colors/" target="_blank">&#8216;white zeus extreme&#8217; countertops</a>, as well as the flush, mirrored medicine cabinets.</p></div>

<p style="text-align: justify;">Last month we were excited to share a <a href="http://blog.thesweeten.com/2013/02/07/site-visit-industrial-loft-retrofit-w-gsdo-apt-a/" target="_blank">first look</a> at tS member <a href="http://gsdo.thesweeten.com/" target="_blank">GSDO</a>&#8216;s completed retrofit in South Williamsburg. Adam Glickman &amp; Lauren Schlesinger, the husband-wife team behind GSDO, had been working on the conversion of this historic paper doily factory since <a href="http://blog.thesweeten.com/2012/08/02/site-visit-nursery-school-apartments-w-gsdo/" target="_blank">last summer</a>. Now, the mixed-use building houses 2 apartments on its upper level, and at street level it is the new home of the <a href="http://wnns.org/donations" target="_blank">Williamsburg Neighborhood Nursery School</a>. The couple&#8217;s young daughter gave them plenty of inspiration for designing a great school for Brooklyn youngsters &#8212; and the building&#8217;s industrial character works perfectly with the designers&#8217; modern &amp; minimalist aesthetic. <span id="more-7797"></span></p>

We love the modern  furnishings  &#8211; the <a href="http://gs-designoffice.com/Slot_Table_Tear_Sheet.pdf" target="_blank">Slot Table</a> is also a GSDO original design. Around the table are a set of Bertoia chairs, available at <a href="http://www.dwr.com/product/bertoia-side-chair-with-seat-pad-vinyl.do?sortby=ourPicks#.UVNeKqFNYy8" target="_blank">Design Within Reach</a>. Framed photos by artist <a href="http://www.matthewbaum.com/" target="_blank">Matthew Baum</a> hang on the walls in the living space.</p></div>

A stainless steel worktable stands in for a conventional kitchen island; the worktable was a second-hand find, picked up at <a href="http://www.twojakes.com/" target="_blank">two jakes</a> in Williamsburg.</p></div>

Honed carrera marble tiles from <a href="http://reviews.homedepot.com/1999/202273514/carrara-6-in-x-6-in-honed-marble-floor-wall-tile-4-pieces-1-sq-ft-1pack-reviews/reviews.htm" target="_blank">Home Depot</a> are used for the floor; and for the walls they chose matte subway tiles from <a href="http://americanolean.com/index.cfm" target="_blank">American Olean</a>. The wooden shelf above the vanity was made from lumber that was reclaimed from the building during the renovation.</p></div>

<p style="text-align: justify;">Renovation projects always involve a lot more work than meets the eye &#8212; and this fact is easy to forget since we typically look at renovations through the simplified lens of &#8216;before &amp; after.&#8217; This week we&#8217;re revisiting a <a href="http://famurat.thesweeten.com/projects/Kitchen/Undo-Developer-s-cookie-cutter-kitchen-Brooklyn-NY-awarded-to-contractor/552" target="_blank">kitchen project</a> we matched on theSweeten and <a href="http://blog.thesweeten.com/2013/01/18/site-visit-a-developers-kitchen-gets-flipped/" target="_blank">featured a couple months ago</a>, to give an idea of just how much work was involved in the 5 weeks between start &amp; finish. Read on for a complete list of what the team at <a href="http://famurat.thesweeten.com/" target="_blank">Famurat Builders</a> did to take this kitchen from its generic &#8216;before&#8217; to a one-of-a-kind &#8216;after.&#8217;<span id="more-7731"></span></p>

<p>Full Scope of Work for tS project <a href="http://famurat.thesweeten.com/projects/Kitchen/Undo-Developer-s-cookie-cutter-kitchen-Brooklyn-NY-awarded-to-contractor/552" target="_blank">Undo Developer&#8217;s Cookie Cutter Kitchen</a>:</p>
<p>- Carefully disassemble existing kitchen cabinets and appliances (these were donated)<br />
- Remove existing stone countertop (also donated)<br />
- Remove metal stair rail and existing handrail<br />
- Enclose stair risers (stained wood)<br />
- Construct new partitions for Utility Closet and Pantry<br />
- Extend HVAC ducts<br />
- Install 3-way switches for pendant lighting, recessed lights and cabinet lights<br />
- Relocate light switch to outside closet wall (dimmer)<br />
- Relocate recessed lights<br />
- Install new electrical boxes for pendant lighting<br />
- Relocate existing outlets and install new outlets on main kitchen wall<br />
- Relocate switch for garbage disposal<br />
- Run power line to island and install island outlet<br />
- Relocate existing intercom<br />
- Relocate appliance outlets<br />
- Install LED lighting in closet and pantry<br />
- Repair floors after electrical work<br />
- Repair and paint ceilings after electrical work<br />
- Relocate gas pipe<br />
- Connect new fridge, sink, dishwasher, stove, garbage disposal, and all other appliances<br />
- Manufacture and install custom kitchen cabinets and island<br />
- Install countertops*<br />
- Install backsplash glass tiles<br />
- Install all lights<br />
- Install all miscellaneous hardware, hooks, magnetic strips, door knobs and pulls<br />
- Sand, stain and finish newly exposed floors<br />
- Install new wooden handrail<br />
- Finish and paint new closet and pantry partitions<br />
- Install shelves and doors inside pantry and closet</p>

<p>*The Famurat team noted the countertop installation as one of the only project challenges, &#8220;delivering the huge slab of caesar stone was not easy. It was 105&#8243; x 36&#8243; and it took 5 guys to get it up to the 3rd floor.&#8221; (&#8211;yikes!) Thanks to Natalia &amp; Kris Famurat for sharing the details of this kitchen renovation!</p>
